FEES & PROCEDURES

Our Building process is organized in such a way to accommodate your involvement from start to finish. This allows you to be involved in the design phase and in the selection of the fixtures & finishes for your home. During the pre-construction phase, careful attention to your overall budget is maintained, as we will provide guidance and recommend the appropriate types materials to meet your budget goals.

The process begins with the design and building plan for your home. The cost of the building plan ranges from US$2000-5000 depending on the size and complexity of the project. There is a statutory fee for the approval of the plans by the respective parish council - that fee ranges from US$500-800 and is again determined by the size and complexity of the project. 

Guidelines For Fees:

The cost to design an average 3 bedroom, 2 bathrooms, single floor house of 2,000 sq, ft in size is about US$2,000 and the Parish Council fee will be an additional US$500. The cost to build this house is approximately US$185,000 and takes six (6) months.

- A larger house say 5 bedrooms, 4 bathroom, two storey house of 4,000 sq ft, will cost US$3,500 to design and the Parish Council fees will be around US$800. To build this house will cost approximately US$369,000 and takes nine (9) months.

 

We Invite You To Visit At Our Expense

When the building plan is completed, we invite you to come to Jamaica to view the plan and make any changes you may desire. As a courtesy to our clients, we assume the cost of the return airfare to Jamaica and the cost of accommodation at one of the area all-inclusive resort.

During your visit, you will have the opportunity to meet Island Dreams' staff, view houses under construction, homes that we have built and familiarize yourself with the North Coast communities. We will accompany you to the location of your existing lot if you have one, or accompany you to view lots available for sale. Island Dreams expects that during the visit we will be able to finalize the details for the building of your dream home.

Contracts

Before any building work begins, we present the client with a comprehensive contract including materials, fixtures, special accessories and a detailed list of specifications. The contract also includes all material and labour costs necessary to complete the home and is worded to protect the mutual interests of both company and client. You are guaranteed that the finished costs of the home will not exceed the original contract price.

After the contract is signed, IDCDL requires a 50% 'or as agreed' deposit to begin construction.

Once construction starts, we handle every aspect of the project. You can trust your home is being constructed by a team of professionals.

Our administrative office is fully computerized and we maintain constant communication with our clients through telephone, emails and courier services DHL and FedEX.

The customer will receive a construction status report every 60 days, including photographs.

On completion, the homes are professionally cleaned. The windows are washed and any paint splatter is removed. The carpets are groomed. All the cabinets are cleaned and polished. The floors and tiles are hand scrubbed. As a new homebuyer, you can unpack and enjoy your new home immediately! In every new home we provide all of the manuals for appliances (solar heater, jacuzzi, etc.), a list of subcontractors who helped build your home, our company business card, and a housewarming basket.

One week after closing, we call to see if there are any follow-up services to be completed. Small situations are remedied within one week after the call. When follow-up work is performed, the service person has a task list approved by you of the work being performed.
